I. Responsibility:

 1. Project Development Stage:

• Report directly to and work closely with the Project Manager or Development Manager. Support the Project Manager by performing assigned duties proactively, on-time and thoroughly.
• Knowledge with the real estate development process from beginning to completion; authority approvals process in particular in line with new laws and regulations.
  Infrastructure/Traffic (road & bridges): strongly assessment & analysis for design, build and cost estimation.
• Contribution of technical analysis, legal (land, planning, construction) assessment at Feasibility Study, Due Diligence for pipeline projects.
• Able to coordinate with Urban & Planning Authorities to resolve Masterplan 1/500, adjustment of parameters, revised MP 1/2000.
• Able to coordinate with Other Authority Departments to resolve land matters, construction permit, traffic connection agreements; utilities and infrastructures.
• Support the overall planning and execution of development with emphasis on engaging all Vietnamese & Foreign stakeholders and external agents and supporting the Project Manager in coordinating inputs and actions during all stage of project development.
• Contribute to internal management reports. Prepare reports as assigned.

2. Project Pre-Construction & Construction Stage

• Provide project management and other support for the development and construction of the project, including planning, permitting, contractor designs, pre-construction preparations, method statements preparations, submittals, communication, coordination and project resolution to ensure that development project goals are met.
• Review high level deliverables across the different facets and phases of the project.
• Implement review, coordination and quality assurance procedures to ensure successful execution of permitting and construction.
• Provide support to the integrated delivery team in management of construction project including oversight of construction activities, construction quality and construction progress and processes.
• Enforce processes to ensure that construction and vendor contracts are continually monitored to ensure that each project continues in accordance with the approved plan and that all obligations are met and project requirements are achieved.
• Ensure that the project is built on time, within budget and to the highest quality standards.
  Manage scope and mitigate risk across all activities of the project.
• Build, grow and manage long-term relationships with investors, contractors and vendors and capitalize on partnership opportunities.
• Assist for achieving the requirements of the approved project schedule, design brief, project budget and cash flow.
• As a key member of the project management team, contribute to ensure design and construction documents comply with project requirements.

3. Post-Construction Stage

• Support the pink book issuance procedure for projects of apartments, and commercial offices.
  PCCC & Environmental annual inspection.

II. Required Experience:

• Good English language and reading skills.
• Fluent in Vietnamese design and construction technology.
• Capable of reading and understanding plans and specifications of all design disciplines including civil, structural, architectural, fire regulations and inspections procedure.
• Minimum 5+ years of experience in office-retails-residential development sectors. Experience working as a team member in a corporate setting on high-complexity projects is essential.

III. Qualifications/Required Education:

• University degree in Civil, Infrastructure & Structural Engineering or Building Construction Management.
• Preferred Certificates:   Professional License in Project Management, Supervision, and Regulations of Real Estate Development are strongly preferred.
